Thanks Bill. I wanted to offer that option for those reasons. What I am hoping to whittle out from folks is if we are in an economic downturn which will affect them personally after two years is up.

I am relatively optimistic that the mortgage problems, gas prices and the general cost of living will settle back down in that time frame.
